(1) ROADS AND SERVICES
- All necessary earth works, excavations, filling, compaction, formation of trenches etc. shall be carried out in accordance with the relevant drawings and specifications.
- All necessary works for mains electrics, water and telephone shall be carried out in accordance with the drawings and required relevant standards. All mains supply to be underground.
- Pavements will be of a block paving grey finish with the appropriate curb stones to match. Style of block paving to be grey locking model. All pavement areas to comply with the Highways Department specification.
(2) CONCRETE WORKS
- All surfaces of the ground beam in contact with soil shall be treated with two coats of bitumen or similar material.
- The frame work shall be in reinforced concrete in accordance with the structural drawings.
- Thick nylon sheet will be laid between the hard-core and slab on grade to act as vapour barrier.
(3) WALLS AND PARTITIONS
- Internal walls and partitions shall be 10cm*25cm in diameter (red brick) as shown on the architectural drawings.
- Bituminous felt damp proofing shall be laid under the walls at ground floor level.
(4) PLASTER WORKS
- All internal walls and ceilings shall be rendered in two coats cement, lime, sand plaster and then gypsum satin plaster finish or equal.
- External surfaces shall be of two coats plaster and finished with sand based acrylic paint.
(5) FLOORING
- Hallway, Lounge, Dining area floor finishing shall be 30cm*60cm Travertine marble. All skirting to be 10cm in height of the same materials used for floor covering.
- Bedroom floors to be of laminate parquet finish.
- Bathrooms and WC shall be 45cm*45cm beige ceramic tiles.
- Kitchen shall be 45cm*45cm beige ceramic tiles.
- Floor tiling to continue onto all the balcony areas (non slip).
(6) WALL TILES
- All bathroom and WC walls to be covered in beige 25cm*45cm ceramic tiles to full length and height of the wall.
- There shall be one line of Hydro glass mosaic tiles positioned in accordance with the layout plans at mid-level.
- Bathroom and WC fittings to be included are as follows: toilet roll holder, towel rail, mirrored wall unit or plain mirror.
- High quality white sanitary ware.
(7) DOORS, WINDOWS AND RAILINGS
- The entrance door shall be Hard American press with six bolt lock and high quality chrome door fittings.
- French Patios and windows shall be in double glazed brushed aluminium.
- Internal doors will be American Press with good quality chrome door fittings and with white paint finish.
- Balcony rails will be of brushed chrome.
(8) WARDROBES
- The wardrobes shall be in sliding form with a centre mirror panel to a bespoke design in a pine effect finish.
(9) KITCHEN UNITS
- The kitchen units will be of a high quality range of laminate panels and worktops are to be finished with appropriate laminate, colour to be confirmed.
- Kitchen sinks to be stainless steel.
- Kitchen and fittings in bespoke design.
(10) ROOF
- The roof shall be in accordance with the details shown in the drawings.
- Waterproofing shall be two coats cement based, waterproof and heat insulation shall be of 4mm thick foam or equal material and laid gravel to flat concrete roof.
- The waterproofing material shall be bituminous welding felt and heat insulation shall be of 4mm thick foam.
- Downpour pipes to be made of PVC.
(11) SANITARY INSTALLATIONS
- WC shall be Vitra make, wall hung WC pan with toilet seat.
- Mixers and taps shall be of Artema model or equal and all other accessories will be wall hung type and chrome plated.
- Wash basins will be of high quality white Vitra model 57cm.
(12) WATER TANKS, BOILER AND COLD WATER
- Two tonne water storage tank at ground level with booster pump.
- There shall be one tonne hot water storage tank with two solar heater panels on the roof with electric emersion heater.
- The system to be provided with a pressurised supple to hot and cold water lines.
- All hot and cold water pipes under the floor to be finished in PVC piping and galvanised pipe where exposed.
- All hot water lines to be insulated.
- There shall be one mixer and one tap (mains water and one from water tank).
(13) CENTRAL HEATING
- There shall be gas combi central heating system.
- Only central heating pipe work shall be supplied.
PLEASE NOTE: Gas and connection to the system to be made by client. Contractor to organise and follow-up the installation of all pipe work connections and testing.
(14) COOLING
- Air-conditioning pipe work supplied by the Contractor.
- The condenser units are to be positioned on the roof and/or at ground level.
- All pipe work and power to each unit is to be concealed wherever possible.
(15) FIREPLACE
- Pipe work to be supplied by the Contractor.
16) FINISHING
All internal and external surfaces shall be painted as follows:-
- Internal walls – three coats water based emulsion paint.
- The ceilings shall be the same colour, but diluted by 25% white.
- External walls sand based acrylic paint.
- Timber elements, colour options provided.
(17) ELECTRICAL WORKS
- All electrical supplies shall be carried out in accordance with the relevant drawings.
- Concealed type wiring to satisfy standard lighting requirements which shall conform to the requirements of the local Kibtek authority.
- Conduits and appropriate cabling shall be placed for telephone and aerial system.
- A mixture of double sockets and single sockets will be provided.
- The light fixtures shall be as per specification.
- Light switches shall be dimmer style where applicable.
- Data cabling (internet) computer system shall be provided.
- Electrical installation shall included external lights.
- Street lights to be erected.
